BRIEF:

The project consists of tract of land measuring 33,000 sqm near Downtown Dammam. The developer's program required the following:
• 5 Star Hotel with forum and meeting areas, with 412 keys, for a hotel & executive long term stay furnished apartments. The two towers are of, 12 & 16 story high.
• 21 story office tower being the group HQR.
• Boutique Retail Building at plaza level, with two hi-end residential towers at 10 & 12 story high respectively (vertical compound concept).
• Boutique Retail Building at plaza level with two hi-end residential condo towers at 10 & 14 story high respectively.

Design concept:
Client required consultant to create a place where people could gather, safely and enjoy their urban environment responsibly. The entire development was planned in a way, to use less rather than more, in every aspect of its life-cycle. Once built, this iconic project will solidity the image of Dammam, and that of the Client; The Suhaimi Group.

    

Technical Highlights:
The highlights of the project, is its "Sustainable & Green" nature, and its adaption to its context. Attention is given to building orientation, reducing glare, heat gain and utilizing grey-water recirculating system to irrigate the green areas, as well as the use of local vegetation to lessen the "Heat Island Effect". The project design was developed to satisfy LEED certificate or its equivalent.
